Farmhouse Flip Update Sept 22 2016



Without a doubt this farmhouse renovation has been intense.
And I'm feeling the buzz of excitement as we are getting close to the end.
 



I even have an exact date I want the renos done and that is Oct 17.
The Insurance company has contacted me and they want to do their walk through,
so I have to be pretty much done by that date.




The largest section of the renos was the main floor.
The upstairs two bedrooms only had a coat of paint in one room,
and the other room does need work but it should be an easy fix.
A fix that is scheduled to be done in a week or so.

So let's have a before and after walk through of what we have done thus far.

Outside
The pic below was the house when I first laid eyes on it back in March of 2016.
Funny, I remember when I first went to see it with a Real Estate agent,
I was so turned off by this house I walked away after just seeing the main level.
I was so not interested.
She then told me it could be worth some money after it was fixed up, she suggested the $160,000ish.
I then decided to go back through the house and have a look around again.
In fact, I went through twice that same afternoon.
Just think, I almost didn't take this sweet little gem....glad I went back and looked at it completely different.

The landscaping is wrapping up, I just have to focus on the front right of the house.

Loved these antique wagon wheels, so I bought them.
One day this week I was out driving, I stopped to checkout some roadside wagon wheels for sale.
Two came back with me, they look beautiful in the garden.....very country farmhouse.
Might go back and get a third for the other side of the house.







In the backyard we built a deck, and when I say we I mean me and one of my crew guys.
This was the first time I ever built a deck and I valued the learning experience.
We kinda did half and half, he probably did more half then I did, but I am still giving myself the deck building credit! lol
We are almost done, still have to trim and face all the edges.

Inside
The sanding from the new drywall is finished throughout the house and waiting for paint.
Here in the kitchen, this pic is the door leading out to the front porch.
Trying to keep some authenticity to the farmhouse, I am keeping this original door.

Changes I made with the kitchen's row of three doors....
I took the frame away from the entrance to the living room and rounded the corners with drywall.
I took away the door leading to the staircase, but it will have a frame around edges.
And the entrance to the master bedroom will be framed and getting a new white door.
The framing will all be white.

The living room is ready for paint.
There is a section in this room that had an original door leading outside.
I have decided for cost purposes to plank this wall and go right over the door.

This entire wall will be planked, the door will be covered up.




The bathroom is starting to shape up, looking to turn out to be quite pretty.
The tub surround is tiled, the walls in this room are getting planked.
I bought a cute farmhouse galvanized light for above the sink.
The original pedestal sink will be going back in.  I bought a new toilet.
New flooring is white with a punch of black and grey specks.

A lot of work, but I am honest in saying it is a labour of love.
I am very proud of this little house and the achievements done thus far...
both in the physical renovations and the personal renovations. :)
